Charming three bed cottage smallholding with 12 acres of pasture and woodland, nestled in pretty wooded coastal valley, minutes walk from National Trust beach
Introduction
Penbont is a charming traditional welsh stone 3-bedroom cottage smallholding. It nestles into the hillside sitting alongside a narrow lane with its own land around it, small paddocks to the front and rear of the cottage, larger pastures minutes along the lane.

Location
The beauty of Penbont is not just a gorgeous Welsh stone cottage but its unique location just a brisk five minutes walk up a beautiful wooded valley, rich in fern beds, from the quiet, beautiful National Trust-owned Penbryn beach, as well as its own 12 acres of meadows, paddocks and buildings tucked into this quiet wooded valley running down to the sea. On a still evening, you can hear the waves from the cottage, the sound of seagulls and enjoy the sun setting in the distance over St Michaels church, the small stone chapel on the cliff top just up the lane from the cottage. Just ten to fifteen minutes walk along the cliff top is the stunning Morfa Cove, seen above.
The cottage is cosy and welcoming and exudes character. It is in excellent condition both internally and externally. It is a handsome Welsh stone cottage with a slate roof, with a small verandah area to the front and a patio area to the side overlooking the pretty terraced garden.

The Buildings
Penbont has a small, traditional Welsh ‘cob’ cow byre sitting opposite it, across the lane, whitewashed and characterful. It still has the old cow stalls. It could be used for smallholding purposes or alternatively would lend itself nicely to renovation into a small, one-bed holiday let in a traditional style. A small number of more modern sheds sit alongside and are attached to the byre as well as a simple pole barn, all providing useful storage areas / small livestock housing and fodder storage.

The Land
The land at Penbont is divided into parcels totalling 12 acres, comprising paddocks to the front and to the rear of the cottage, as well as good pasture land along the lane to the west of the holding, and a 2 acre wildflower meadow / pasture up the adjacent bridlepath, with stunning views out across Cardigan Bay.
The holding also benefits from just under 2 acres of mixed broadleaf woodland.
It is rich in wildlife and flora, benefitting from the warm coastal climate.
An extra 50 acres of ground adjoining the property is available by separate negotiation, including fields with sea views
Local area
Whilst Penbont is wonderfully private and tranquil it is within easy reach of good local shops, schools, pubs and a wide range of other amenities. Cardigan is just 15 minutes drive to the south, Newquay and Aberaeron a little more to the north. The Cardigan Bay coastline is wonderfully charming and is a special delight for walkers, country lovers and those who appreciate the rich sea life that Cardigan Bay supports - from the seals at nearby Cwmtudu to the dolphins out in the bay.
Penbont is truly a very special place for those who want ‘a little piece of heaven by the sea’
