Delightful, unspoilt smallholding, ripe for renovation: 4-5 bed traditional farmhouse with outbuildings & 14.5 acres, Pembrokeshire

Pengribyn drive in the snow

Sold

In the snow Pengribyn is simply magical (see above – view of drive from the farmyard, taken Feb 2009) and you really don't mind being snowed-in!

Traditional 4-5 bed farmhouse, approx 14 acres and lots of outbuildings. Seclusion with accessibility - the tiny village of Cwm Morgan (and brilliant neighbours) within 5 minutes' walk; friendly pub at Cwm Cych within 20 minutes' stroll along the riverbank; shops, schools, livestock / produce markets, and medical services within 10 minutes' drive.

Pengribyn is a secluded smallholding set just above the beautiful Cych Valley in North Pembrokeshire. The land is a mix of pastureland, rough grazing and woodland. The spacious unspoilt farmhouse retains many original features and would benefit from some sympathetic updating / modernisation. The setting is simply stunning – centrally situated within its own land, with a reliable private water supply, and the house and farmyard are not visible from any other properties, nor from the road.

First time on the market for 23 years - and only being sold due to family illness.

Pengribyn lies within the catchment area for the Newcastle Emlyn primary and secondary schools (school bus from Cwm Morgan) and is also in the catchment area for the award-winning Ysgol Preseli (school bus from Cwm Cych). It is 10 minutes' drive to Newcastle Emlyn, which has a good range of facilities, including a wide variety of individual shops, pubs, restaurants and tearooms, weekly livestock and produce markets, supermarkets, garden centre, doctors, dentists, optician, schools, churches, clubs etc. The larger towns of Carmarthen and Cardigan are 30 minutes' drive. There is a mainline railway station and links to M4 at Carmarthen. Buses to Cardigan and Carmarthen run from Newcastle Emlyn. It’s just 30 minutes' drive to the National Park, or the nearest sandy beaches. N Pembrokeshire is a haven for wildlife, perfect for walkers, sailors, birdwatchers, canoeists, and fishermen - and this is a wonderful place to raise a family.

Pengribyn is approached via a hard-surfaced private drive from a small minor road. The drive is lined with mature trees and shrubs and leads to the main farmyard and the dwelling. To the front of the house is a small terraced garden with flower beds. There are further garden areas to the side and rear. To one side is a patio area, perfect for barbeques and adjoining a small, young orchard which has a variety of productive fruit trees, including: cherry, quince, medlar, sweet chestnut, plum, apple, pear, and also several blueberry and currant bushes. There are also some moveable chicken houses, which are to remain.

The Outbuildings

stone outbuildingslooseboxes

Numerous outbuildings surround the main farmyard, including: garage; two wooden chicken houses; traditional stone range including pigsty and bullpen; pretty stone stable with lean-to workshop (see above); derelict former farmhouse; brick building with storage shed and loose boxes (see above); old stone granary, derelict farmworker’s cottage, Dutch barn with lean-to building.

Several of these buildings have huge potential for conversion, for holiday lets, or for annexes, offices, or for residential units. (Pembs planning authority usually look favourably upon planning permissions when they are not within the National Park and when they are not visible from a main road, or from other dwellings.) N.B. - It is possible to get pre-planning advice from Pembs CC Planning Dept for no fee.

The property would also lend itself to business use – riding stables, boarding kennels/cattery, free-range eggs, organic veg, camping site, etc., subject to the necessary consents.

Situated away from the farmhouse is a second yard with a range of more modern outbuildings, including dairy, hay / silage bay, covered feed passage and modern wooden cubicles, suitable for pony stabling.

The Land

Divided into four blocks which completely surround the house and outbuildings, the land includes two good-sized paddocks, and two areas of rough grazing and woodland. (See below – this is the home field, beside the house and above the orchard).
