An opportunity to purchase a secluded & peaceful smallholding Blaenwaun (pronouned 'bline-wine') on the outskirts of a small village (Cilcennin) in rural west Wales, approx 6 miles from the coast at Aberaron (Aberaeron, Aberayron) and approx 8 miles from the university and market town of Lampeter with the university town of Aberystwyth on the coast approx 16 miles north-west of the property.

The fields amount to about 12 acres in 5 enclosures of mostly level pasture land.

The house is a traditional 2-storey Welsh farmhouse, constructed around 1900 with entrance porch, 2 reception rooms (one with open fire, one with Jotul woodburner - in addition to double central-heating radiators in all rooms), 3 bedrooms, kitchen with modern, oil-fired Rayburn (green) supplying all hot water, cooking & central heating. The Rayburn is the much more economical & easily adjusted pressure-jet type, as opposed to gravity-fed. There is an immersion heater fitted to the hot water cylinder, (although we never use it) and an electric cooker point in the kitchen should you prefer cooking by electricity. Double-glazed windows throughout (except entrance porch & conservatory).

The smallholding follows the traditional 'U' shaped Welsh farmyard layout, although none of the outbuildings is connected to the farmhouse; the gap giving access to the 3 fields above the buildings. The remaining 2 fields, intersected by a stream, are on the other side of the driveway. The land surrounds the house.

rambling roseThere is a delightful, large mature garden (somewhat wild in parts!) with many unusual shrubs & plants (including highly-scented old rose varieties - enough petals for rose-petal wine!) and a well-established garden pond with fish, pond lilies and many other pond plants, numerous common newts and the resident frog population who carry out effective and environmentally-friendly slug control!

Previous owners had soft fruit and vegetable beds in the garden, however regrettably we have not had time to maintain these (now sitting / barbecue areas) - in any case there is an excellent organic farm shop in the nearby village where we buy all our vegetables.

The aluminium-framed greenhouse is home to an established productive grapevine (variety unknown, but the grapes are black and seedless - and verrrry yummy, also make excellent wine!)

The property lies at the end of a no through road, with its own private (unmade) drive. There are bridle paths in the area for riding, one of which passes along the drive to the property. The immediate area is extremely rural and very quiet and the bridle path has minimal 'traffic' (used only a few times a year).

One is currently in use as an office (broadband currently supplied via satellite, aided by grant from the WDA), the office caravan has electricity connected.

The nearby village has a primary school and pub within walking distance (!) but no shop. There are 2 village shops/post offices and 2 further primary schools within about 3 miles of the property. Secondary school facilities & leisure complex are available in Aberaeron (about 6 miles away).

The whole highly rural surrounding area is a haven for wildlife with buzzards, red kite, swallows, goldfinches, greenfinches, chiff-chaffs & other warblers, various tits including the elusive long-tailed, marsh & willow tits, cuckoos, nuthatches, woodpeckers, barn & tawny owls etc as well as many butterflies and day moths, sand lizards and slow worms. There are also bats, some of which we are honoured to have as guests in the roof space of this property (mostly pipistrelle).

The fields have not had any artificial fertiliser or weedkiller applied for at least the last 6 years.

Although the countryside & climate in this rural area of Wales is reminiscent of Cornwall, even in the height of the 'holiday season' the roads are never congested.
